EVICTION & NOTICES

An eviction notice is a reason to get advice.

Understand Section 8, historic Section 21 notices and the importance of acting on deadlines.

For most private assured tenancies in England, landlords can no longer serve new Section 21 notices from 1 May 2026. Section 8 requires a legal ground for possession; notice periods depend on the ground and circumstances.

A notice served before 1 May 2026 may be subject to transitional rules. A notice does not by itself mean you must leave immediately. Its validity and any court claim need individual assessment.

Keep the notice, envelope or delivery email, tenancy agreement, rent statement, deposit information and all correspondence. Record the date received and any court or hearing dates.

Do not wait for an automated letter if you have a hearing, threatened lockout or risk of homelessness. Contact your council’s homelessness team, Shelter or a housing solicitor. Check eligibility for legal aid and free advice through official services.
