REPAIRS & YOUR HOME

Damp, mould or repairs going nowhere?

Create a clear written record and ask your landlord for a practical repair plan.

Report a repair problem to your landlord or agent in writing. Describe the location, when it started, any deterioration and the effect on your use of the home. Include dated photographs and keep proof of delivery.

Ask for an inspection and a written repair plan. Keep a log of responses, visits and work completed. Do not withhold rent without taking qualified advice: arrears may create a separate risk to your tenancy.

If the issue is unresolved, your local council’s private housing or environmental health team may be able to inspect. Council and housing-association tenants should use the landlord’s complaints procedure and check the Housing Ombudsman route where applicable.

For immediate danger, use emergency services or the appropriate emergency repair service. Compensation claims and housing-disrepair referrals can be regulated activities. We currently provide self-help complaint preparation and direct links to independent advice, without selling disrepair leads.
